Charleston Sees Renewed Interest in Downtown Office Space

Downtown Charleston commercial real estate brokers say they have seen a modest but notable uptick in office leasing activity in recent months, driven in part by smaller technology and professional services firms looking for space closer to state government and the Kanawha Valley's concentration of legal and financial employers. The shift comes after several years in which downtown vacancy rates drew concern from city officials and business groups.

"We're not talking about a dramatic turnaround," said one commercial broker who tracks downtown Charleston leasing. "But we went from almost no activity to a handful of meaningful leases in a short window, and that's worth paying attention to."

Hybrid Work Reshapes Demand

Brokers say much of the new demand is for smaller footprints than firms leased a decade ago, reflecting hybrid work patterns that have persisted even as some employers push for more in-office time. Several of the firms signing new leases cited proximity to state agencies and the legislature as a factor in their decision, particularly for firms with regulatory or government-facing work.

City economic development officials say they are watching the trend closely and view it as an early, encouraging sign for downtown Charleston, though they caution that filling larger vacant office towers will likely require a different mix of tenants and possibly redevelopment for other uses.
